3 Agree terms and conditions

You will be presented our detailed Terms and Conditions for you to peruse and sign prior to marketing where you will have a variety of service options to choose from. You will also be given up-to-date advice on legalities such as Deposit Protection, Gas Safety Certificates, Energy Performance Certificates, Carbon Monoxide/Smoke Detectors etc. and other legal requirements applicable during and post tenancy.

4 Presenting Your Property

It is essential to ensure your property is presented in its best possible light as this is critical to a successful let. One of Legacy’s experienced consultants will advise you on the key attributes to focus on and pre-tenancy works which need to be addressed prior to marketing, with a view to achieving the optimum rent.

5 Preparing Your Property For Tenancy

Legacy will construct comprehensive property descriptions, instruct our professional photographer and produce floorplans.

6 Marketing Your Property

To find your perfect tenant you need to give your property maximum exposure across a wide range of media. Legacy will ensure your property is advertised across a wide range of portals which include but not limited to Rightmove, Zoopla, Primelocation etc.

7 Property Viewings

We'll arrange for only accompanied viewings for all the tenants wanting to see your property.

8 Viewing Feedback

Post viewings we’ll ensure you’re kept abreast with all viewing feedback to give you a clearer perspective and gauge potential offer levels.

9 Receiving an offer

As soon as an offer is received we will vet the tenants application and contact you to communicate full details of an offer along with any special conditions to help you decide whether or not to accept.

10 Offer Agreed

Once you accept the offer we complete the legal paperwork, collect references from the tenants. Arrange signing of Tenancy Agreement and collect moving-in payment (rent + deposit).

11 Completion

Upon completion, keys will be released to the inventory clerk or the tenant on moving-in day. We will also arrange the transfer of utilities by forwarding the new tenants details
